ABI was founded in 1985 by Roger Pencek (MBA) who is the President and Broker of this Arizona based company with representation through the USA. He personally trains each Broker/Agent before they are eligible to list any Business for sale.
Our trained qualified gas station and car wash sales agents have an extensive background of personally owning businesses and direct gas station and car wash exposure. ABI’s specific talent is in evaluating each business to determine if the company is in fact salable and if so, a logical plan for it to be marketed and ultimately sold. We primarily represent sellers of BUSINESSES with values of $800K - $8M per location. We are highly experienced in positioning multiple locations of "cluster sales" to REIT's (Real Estate Investment Trusts) and investment groups, whether the sale is a solo location or positioned for group sale, we are the team to trust.

Our Mission has remained the same since 1985. Providing the highest level of professionalism and service to our Sellers and honor to our Buyers, to ultimately commence a Close of Escrow for each listing.
BUSINESS FOR SALE:
1) Standard: Our
standard 12 month exclusive listing requires no retainer and the recommended commission is 8% for the first $1M, 7% for the second $million and 5% for every
$million of the sales price per individual business.
2) Multiple Business Locations:
For Sellers who have 2 or more locations a discounted and negotiated
commission fee will be determined.

EVALUATION
Our earned reputation in selling
CAR WASHES and GAS STATIONS is undisputed (see
REFERENCES in our Web Site). We
encourage any sellers contemplating to sell their BUSINESS to call several
of their local Business Brokers and validate ‘their’ commissions of 10%.
After reviewing our fee arrangement above, our commissions are 2%-3%
below our competition, who are ‘general business brokers’. We
at ABI are specialists respected in the Business Brokerage
industry and earn your business every step of the way. Professionally, if
after our complimentary initial evaluation we are not in mutual
agreement of the “Market Value” of your business, with or without real estate, we’ll simply decline
listing your business and urge you to hire that “general business broker”
to market your business for sale. ABI has, and will remain the LEADER
in the business brokerage industry, by not listing every
BUSINESS - only the ones that are saleable.
Buyers: How We Perform
Buyers are given all the honor and fair
dealing that is afforded to complete their inquire of any of our listed gas stations and car washes for sale. Upon their request of any of our listings and a confidentiality form authorized, we will provide them with a list of
current lenders, insurance, equipment dealers etc., to assist them in their
investigation of each listing (see
REFERENCES in our Web Site).
Buyer/Broker Agreement:
Often times buyers will
alternatively, at their option, enter into a Buyer Broker Exclusive
Agreement (BBE) with us. ThIS agreement hires ABI as their
exclusive agent in finding a personalized business for them with specific
geographic and financial terms. If we have the business already in
inventory to sell them, the goal is achieved immediately. The BBE
instrument provides us to bring unsuspecting car wash owners ”letters
of intent” or ”purchase agreements” on behalf of our registered “buyer” for
companies that are not actively on the market. Reciprocal confidentiality
of both “Buyer” and “Seller” is strictly preserved, as when the seller
typically hires us to sell their business. Our commission fees for this BBE here are the same, as for business owners that list their car washes or gas stations for sale.
However, never do we charge both buyer and seller double, if we sell them a
Business already in inventory.
